Position: Outreach and Brand Specialist

Compensation: Hourly Rate + Benefits + Bonus Eligible

Full-Time | Non-Exempt

 

Summary

 The Outreach and Brand Specialist is responsible for driving leasing traffic, maintaining brand standards, and managing the property's digital and campus-facing presence. This role works closely with the Assistant Manager of Leasing and Community Manager to align marketing activity with occupancy goals, execute outreach initiatives, manage digital platforms, and coordinate events and partnerships that support both lease-up and retention.

 Responsibilities

 Brand & Digital Presence

  • Ensure all marketing materials, digital content, and community communications adhere to brand standards across every platform and touchpoint
  • Conduct regular digital audits of the website, social media channels, and ILS listings to verify accuracy of pricing, availability, photography, descriptions, and branding
  • Update and maintain property signage assets including A-frames, resident event flyers, and TV slideshow content
  • Upload and maintain the event calendar in the community app, ensuring all content is current and consistent

Social Media & Content

  • Manage all community social media channels, including content planning, creation, posting, and engagement
  • Develop and execute a consistent content strategy that reflects the community's brand, lifestyle, and culture
  • Monitor social trends and adapt content accordingly to maintain relevance and audience engagement
  • Coordinate with the Leasing Manager on important dates, renewal events, and leasing launches to ensure aligned social and marketing support

Email & Creative

  • Create and distribute email blasts and promotional flyers for leasing campaigns, events, and resident communications
  • Design and produce collateral in collaboration with the PPM (Preferred Placement Marketing) team for promotions and campaigns
  • Partner with the corporate marketing manager on blog content, contributing community-level stories, updates, and partnership features 

Outreach & Partnerships

  • Build and maintain relationships with university departments, student organizations, resident life teams, and local businesses to generate awareness and leasing traffic
  • Develop and manage a brand ambassador program, including NIL (Name, Image, Likeness) partnerships where applicable
  • Identify, establish, and maintain outreach partnerships that drive qualified traffic and support occupancy goals
  • Represent the property at on-campus events, tabling opportunities, and outreach activations 

Events

  • Plan and execute prospect and resident events that support leasing goals and resident retention, including renewal launch events
  • Collaborate with the Leasing Manager on event timing, programming, and logistics to ensure alignment with leasing milestones and the marketing calendar
  • Manage event materials, vendor coordination, and promotional assets from start to finish

Reporting & Analytics

  • Pull and analyze Entrata lead attribution reports to track lead sources, conversion rates, and marketing funnel performance
  • Identify gaps in the marketing funnel, including where leads are dropping off, and bring findings and recommendations to the Property Manager
  • Monitor market performance, leasing velocity, and competitive trends; report findings and adjust marketing strategy accordingly
  • Review the Keystone report regularly and flag relevant insights to the Property Manager

Leasing Support

  • Assist in meeting leasing goals by conducting tours and maintaining familiarity with the tour path and current availability
  • Coordinate with the Leasing Manager on staff scheduling to ensure adequate coverage during peak leasing periods

General

  • Support the Property Manager with operational tasks and special projects as needed
  • Complete all required training on time and stay current on marketing tools, platforms, and company processes

Who You Are

  • 1-3 years of experience in marketing, social media, events, or outreach; student housing or lifestyle brand experience preferred
  • Comfortable creating content, building relationships, and presenting the property on campus and in the community
  • Organized and able to manage multiple projects and deadlines simultaneously
  • Strong communicator with proven ability to build and maintain partnerships
  • Familiar with social media platforms, basic design tools, email marketing, and property management reporting systems
  • High school diploma or equivalent required

Work Environment

This role is on-site and community-facing. Work takes place throughout the property, on campus, and at partner locations, in varying weather conditions. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.

Physical Requirements

  • Walk, stand, reach, and move throughout the community and campus regularly
  • Use hands for typing, content creation, and handling materials
  • Lift or move up to 20 pounds, including event materials, signage, and marketing supplies
  • Work indoors and outdoors in varying weather conditions

Occasional travel may be required for training or to support other communities.
